If your garage is attached — and in the valley's subdivisions it almost always is — the wall between the garage and the house is doing work it was never designed for, and the room above the garage is the coldest in the building.

Insulated doors are rated in R-value. Roughly: R-6 to R-9 is an entry-level insulated steel door, R-12 to R-13 is a solid mid-range choice for an attached garage, and R-16 to R-18 is worth it if the garage is heated, used as a shop, or has finished living space above it. The step from a bare single-skin door to a sandwich-construction insulated one is the single biggest difference you will feel, and it also makes the door noticeably quieter and more rigid.

Insulated steel is the default for good reasons: it is the best value, needs almost no maintenance, and takes Idaho sun and cold without complaint. Wood and wood-look carriage-house doors are genuinely beautiful and common on higher-end Eagle and Foothills homes, but real wood needs refinishing every few years here — dry summers and freeze-thaw cycles are hard on a finish. Composite and fiberglass-faced doors split the difference: wood appearance without the refinishing schedule. We will quote whatever you want and tell you the maintenance truth about each.

What a Proper Installation Includes

Removal and disposal of the old door and hardware, new track and correctly sized springs for the new door's weight — not reused springs balanced for the old one, which is a shortcut we see constantly — new rollers and hinges, weather seal at the bottom and around the jamb, opener reconnection with travel and force limits reset, safety reversal tested, and a walkthrough of the door's maintenance. Reusing old springs on a new heavier insulated door is the most common corner cut in this trade and it guarantees a premature failure.

How long does a new garage door installation take?

A standard single or double door replacement is typically four to six hours, start to finish, including hauling the old door away. Custom sizes, carriage-house hardware or framing repairs can push it into a second visit.

What R-value should I choose in Boise?

For an attached garage, R-12 to R-13 is the sensible middle. Go to R-16 or R-18 if the garage is heated, used as a shop, or has a room above it. Below about R-6 you are not really getting the benefit in this climate.

Do I need a new opener with a new door?

Not usually. A working opener can be reconnected, though an insulated door is heavier and the travel and force limits must be reset for it. If the opener is over fifteen years old or lacks photo-eye sensors, replacing both together makes sense.

Will new springs be included?
